The meticulous construction process, spanning three years, demonstrated exceptional craftsmanship and attention to detail, successfully achieving BAL-40 certification and incorporating over 500 square meters of cutting-edge, high-performance double glazing. This remarkable achievement deserves recognition for its innovative design, technical excellence, and masterful execution.
Upon approaching the driveway, one is immediately captivated by the imposing structure's sheer scale, stretching longer than a football field. The visual feast is mesmerising, with the eye drawn to multiple focal points. This masterpiece of design and architecture is a true work of art, showcasing innovative excellence and pushing boundaries. This exceptional project successfully met the client's brief, showcasing our level of dedication to precision and excellence. Our long-term master builder, Steve Mallinger, brought a clear vision of sleek lines and seamless transitions to life through meticulous planning and execution.
We carefully selected premium AWS window and door suites, renowned for their sleek design and performance (designed and manufactured in Australia), and paired them with high-performance Low-E double glazing, exceeding BAL-40 specifications. A harmonious blend of aluminium and bespoke timber products enabled us to meet all design requirements.
Despite the challenges posed by COVID-19 restrictions and supplier constraints, our team persevered, leveraging effective communication and project management to overcome obstacles and deliver the project to the client's utmost satisfaction. This outstanding achievement spanned three years, a testament to our unwavering commitment to excellence.
This project presented several major technical highlights and complexities, showcasing innovative solutions and meticulous attention to detail.
Flush threshold transitions were used at sliding door units, requiring precise alignment with internal floor finishes for a seamless blend between internal and external surfaces. Huge, raked end gable window frames featuring double-glazed glass posed a significant installation challenge, requiring precise placement with the aid of crawler cranes. The BAL-40 specification added an extra layer of complexity, particularly regarding the extensive glazing areas.
However, through strategic adjustments to the layout and configuration, we successfully achieved certification while maintaining the original design vision.
We overcame the complexities by employing new methods and solutions, including sourcing certified timber products for joinery, which enabled our skilled craftsmen to create stunning pivot doors and garage door units that blend seamlessly into the wall facades. By utilising performance solutions to meet Australian Standards, rather than relying solely on Deemed-to-Satisfy (DTS) approaches, we ensured a more tailored and effective approach to compliance.
Compliance with Australian Standards was addressed through DTS and performance solutions. By adopting a performance-based approach, we met the required specifications while achieving the desired design intent. We achieved BAL-40 certification through meticulous design and material selection, ensuring the necessary level of bushfire resistance. Our glazing and window frame specifications also met the required performance standards for wind loading, water penetration, and thermal performance.
Safety was a top priority throughout the project, and we ensured a secure working environment through stringent site management and supervision, regular safety audits and inspections, and the implementation of fall protection systems and scaffolding to guarantee safe access and working at heights.
