Unlike traditional low level homes and townhouses, renovations in elevated apartments offer unique challenges.
The ageing Shirley Road Apartment complex in Wollstonecraft on Sydneys Lower North Shore was earmarked for an external facelift and improved weather performance. With 72 apartments showing clear signs of air leakage and deterioration, the owners set out to correct the waterproofing and add value to the apartments with new windows and optional sliding balcony doors for owners willing to take advantage of the project development window.
With a focus on fixing the issue of achieving better waterproofing around their windows and doors, LJ Carroll Consulting were faced with a challenge. Each apartment had 5 windows to be replaced compulsorily for a total of 120 windows.
The removal of the existing and installation of new windows across the 8 level height of each tower meant all exterior work was completed on swing stage. The works were staged with swing stages surrounding each tower working from top down. To provide a convenient installation solution and long term weather performance, Evolution Window Systems chose the Elevate™ Series 400 CentreGLAZE Framing offering a 102mm framing width to span the double brick cavity.
This ensured a better waterproofing solution by easily bridging the cavity and allowing a good seal onto the brickwork. It allowed the installers speedy and reliable installation from the scaffolding with the added benefit of achieving a superior aesthetic look to other windows.
Elevate™ Architectural Series 462 Sliding Windows were then fitted, to the perimeter frames delivering a double sash design and an elegant appearance courtesy of the Zeus Charcoal Satin powdercoat finish.
With the primary objective being to improve weather performance, every owner in the complex also had the option of replacing their balcony sliding door and window with a top of the line, Elevate™ Series 704 SlideMASTER™ Sliding Door and Architectural Series 463 Double Hung Window for a truly architectural finish. Not surprisingly, this was a hit with the owners who took up the option for balcony door and window option.
The end result delivered a new lease on life for this well established complex, delivering optimal weather performance, architectural styling and a commercial level of durability, the owners will enjoy for many years to come.
